We prioritize infiltration areas, plant native trees, shrubs, and wildflower meadows, and remove invasive non-native species.

They ensure sustainable building practices while proactively planning the integration of connected building technologies. Our standards set the parameters for barrier-free design and universal accessibility throughout the entire building. At bonainvest, state-of-the-art building technologies range from door automation and lighting control to video intercom systems and smart parcel lockers. Additionally, all of our portfolio locations are equipped with charging stations for electric vehicles. Our promise: Net zero by 2035
To achieve sustainable goals in the building sector, a fundamental commitment from the developer is required, affirming the intention to build in an ecologically and socially sustainable manner. A set of rules with clear guidelines is necessary for all parties involved, covering energy supply, material and construction-related circular economy, as well as ensuring unimpeded and barrier-free accessibility and the integration of diversity in all its dimensions.
Since its founding in 2009, bonainvest has been committed to sustainable construction, aligning with Swiss building standards such as Minergie. All residential properties developed by bonainvest are built according to the Minergie standard, with over 70% of the portfolio space certified under this standard.
In line with our commitment to "Net Zero by 2035," bonainvest exclusively utilizes pellet/chip heating systems, geothermal probes, and district heating solutions (renewable energy sources) in collaboration with local municipalities. This will reduce Scope 1 emissions to net zero by 2035. The buildings are energy-efficient, both in their building envelope and technical equipment. Where feasible and meaningful, solar energy is also harnessed and utilized. It is notable that over 80% of the entire portfolio is already heated with non-fossil energy sources, far exceeding the Swiss average (41%, BFS 2023).

Note on the following charts: The reporting period covers January to December 2023 and is compared with the previous year. Only properties that have been part of the portfolio for the entire 12 months are considered. The energy consumption areas (ECA) have been calculated according to the conversion factors based on REIDA (V1.2). The CO2 emissions calculations are based on the Intep study (2022) in accordance with the GHG Protocol and follow the location-based approach. Scope 1 and 2 emissions are shown, and the key figures are climate-adjusted according to the ATD method.

We promote the use of solar energy
We utilize solar energy, which reaches the Earth's surface in the form of light and heat, in various ways: through photovoltaic systems (PV) for electricity generation and through solar collectors for heat generation (hot water and/or heating support). While our first solar energy systems were thermal in nature and served to heat water, today we install high-performance photovoltaic systems, which contributed more than 300,000 kWh to the annual energy mix of our real estate portfolio in 2023.
